Building Operations & Maintenance

• Coordination of routine maintenance, repairs, and building service providers

• Oversight of building operations and property condition

• Coordination of housing inspections, building code requirements, and necessary repairs

• Assistance with apartment turnover and preparing units for new residents

Rent Control & Regulatory Compliance

• Staying current with San Francisco rent-control regulations and changes in landlord-tenant requirements

• Coordination of required building certifications and inspections, including fire alarms, extinguishers, boilers, elevators, and sprinkler systems

• Assistance with Rent Board petitions and eligible capital improvement or seismic pass-throughs

Day-to-Day Property Administration

• Rent collection, security deposits, and resident communications

• Coordination of vendor payments, property expenses, and other routine financial administration

• Monthly financial reporting and year-end documentation
